I have been a Realtor since 1989.  I specialize in listing properties because I have always an eye for design and the ability to see the changes needed to make a property more desirable to others.
When I started in the business I did little things to tweak, clean and change a home prior to market, before others started doing it too... over the last few years I have taken it to a whole new level.   I now have a great Contractor that is detail oriented with a very high work ethic and a large pool of professionals to complete my projects quickly...this working relationship has enabled me provide faster and better quality service than the average real estate professional has at their disposal. 
It is my job as a listing agent to point out the things that will make the largest impact to your bottom line...your net profit, upon sale.  I find it is helpful for you to know what will be needed, and the cost involved, to raise your bottom dollar...I then do a net sheet "as is", and one "as repaired"...This will help see how much more above cost you might make and how much time it may save you, if repaired or renovated...it typically takes the guess work out of your bottom line...  It is up to you to choose your level of comfort as every person has a different need and different time frame they are working with.  
Although all homes do not need renovation, I find most homes should at least be properly staged to highlight its bet assets and minimize the flaws....this is a service I have always provided at no extra cost.

The more information I can provide when you are making the hard decisions will enable you to make a good informed decision.  This is not a one step, one size fits all, which is why I go the extra mile to show you all options available, large and small...I walk you through every step of the way.  I do all the foot work, provide the professionals, introduce design changes that are obvious to me, and when we are ready to market your home actively (and my guys are quick), I stage your home to give it that extra polish and warmth to draw the new buyer to your home quickly....these renovations can make anywhere from a 10,000 to 40,000 dollar difference in your net, after cost... with my largest project netting an extra 500,000 above her max net.

My abilities can help the new home buyer as well.  I am able to show a Buyer a house that is move in ready, or show you the pathetic home sitting on a great lot in a desirable neighborhood, that has not yet seen its full potential... I have the ability to calculate the cost to make it yours and the net equity upon completion.
